Ownership Stake

This is the path that is going to require the greatest alignment, and the longest history between us. You will be interviewing not simply with me, but with the Land herself. I’m not sure that ‘ownership’ is quite the right word for this. You are investing in stewarding and preserving a sacred site.

At the level of pure logistics, the real estate market value of the land is approximately a million dollars. This does not account for the fact that it is a sacred site, but does account for the fact that it is buildable in the eyes of the county, and could include both a residence and an ADU. Although this is not a plan for the place, it does bear materially on the financing, because raw land is more difficult to finance.

You would be a candidate for this pathway if

  • You are interested in being a permanent long-term steward of this place, which we are not planning to sell or develop, unless a development pathway is the best path to preserving our long-term use and preservation

  • You have the resources to commit to at least a 10% ownership stake, which is going to cost $100,000. This can be arranged to be paid over time, but at least 25% of it will need to arrive by December 2026.

  • You will be responsible for a portion of the yearly maintenance costs, which include gardening, arborist, structure maintenance work (or for contributing to doing this work yourself, which you might prefer. I have been on the land usually once a week working on it for the past six years (this is probably not technically true, but it averages out to about once a week. The first several years I was out here four days a week, the past year less than once per week.))

  • We have a master development plan that I can share with you that includes developing cabins (primarily modelled on the Ossipoff cabin in Oahu)

  • I have been working closely with, negotiating with, and pushing back on Marin County for the past several years, as some of what we are doing is in an area of the civil code that is a bit grey. We can go into this in detail: I have everything documented. Essentially, the land is now registered with the county as a ‘nature preserve’, which is a designated use type for Agricultural Planned land (the zoning classification). This permits us to erect certain kinds of structures ancillary to this use, but they have to conform to certain county regulations. The recent structure dismantlings were because three structures were too close to a seasonal watercourse.

THINGS THAT ARE IMPORTANT HERE

  • Trust between us is the absolute foundation of this possibility

  • I’ve watched a bunch of collectives and intentional communities get a) messy, b) mired in perpetual planning, meetings, process, etc., c) replicate all the relational dynamics that make modernity toxic, etc. This place has a clear mandate - from the place itself. If we expand the LLC to include multiple members, the legal and financial frameworks will be very clear.

  • This is not a pathway available to anyone I do not have a direct personal relationship with, sorry.
